    Alternatives to high end materials

Modern home interiors are distinguished by their asthetically pleasing features, rich and exotic materials, floor to ceiling windows, high ceilings that create grand opulence, and high end home decor. These homes are magazine worthy. High-end homes are characterized by materials that are not only bold and rich in apperance, but in cost as well. Decorative materials set the tone for a room. Here are a few alternatives to high end materials for home styling.
    1. Plaster
Plaster is a timeless material that will add texture to wall treatments. Typically it is used for coating walls, ceilings, and partitions. However, it has been used in interior design to aesthetically elevate wall treatments. This classic material can tell a design story through its application with pattern, strokes, and tone. Adding pigment gives it a fresh modern dimension.
    2. Wall Coverings
Wall coverings are the most popular in wall treatments. Some inexpensive wall coverings include: wallpaper, fabric, and panels. Wall coverings give rooms character and energy. It is important to know which decorative style of wall coverings compliment the style of the room. If the decor in the room is scandanavian, then select wall coverings have a natural organic sensibility. Also, take into consideration the environmental conditions that can affect the apperance of a wall covering.
    3. Paint
Paint is a commonly used material and can drastically transform any room. Color choice in paint evokes emotions. It gives the illusion of a larger or more intimate space. But paint doesn't have to be boring. Consider applying a decorative paint techinque that changes the depth of its application. These techniques include color washing, decoupage, gold leafing, geometic tape stencil, and ombre.

    Styling a modern patio

Imagine being out of town at your favorite 5 star hotel. You’re sitting poolside on a luxury lounger enjoying the beautiful weather. The view includes palms trees, amazing structures, uniquely designed cabanas overlooking the glistening pool as the sun beams down. Wouldn’t you like to pack up this experience and take it home? Here’s how to transform your patio into a little piece of paradise.

    • Structure the layout for your patio. Decide where you want to place your furniture, plants, lighting, and accessories to ensure a logistical flow.
    • Select patio furniture that is proportional to the size of your patio. Avoid clutter and create clear paths. This will keep your patio from feeling overwhelming. Take measurements of your patio to determine which pieces will fit in certain spaces.
    • Select patio pavers or tiles that elevate your patio to modern outdoor living. Turf, rubber pavers, and wood tiles are examples of flooring for your patio. Measure your patio (l x w) to determine the area of your patio. Most sites will estimate the total tiles based upon your measurements.
    • Let’s get to the good part. Accessorize! Incorporate pillows, plants, greenery walls, lighting, vases, and other decor that compliment the style of your patio.

trends to elevate your table decor

Styling your living room table, entryway console, or ottoman can be frustrating if you have no idea where to start. Try elevating your table decor with these simple tips:
    1. Stack books. Use an array of large and small books, from dollar store to designer books, colorful or neutral books. Add a decorative piece on top of the stacked books.
    2. Use trays. Adding a tray to your table will definitely elevate your table decor. It's the difference between just placing items on a table and arranging them to have purpose. Try to be creative and decide which tray compliments your space; square, round, gold, silver, wooden, mirror, large, or small.
    3. Dried plants are trendy in 2021. Try incorporating pampas grass, palmetto, lavender, or lagurus grass (bunny tails) into your decor.
    4. Add tapered candles. Tapered candles paired with the right candle holder adds height to your table decor.

Things to Consider Before Buying a Home

I N S P E C T I O N S. Inspections are imperative when buying a home. Most issues aren’t prevalent until the home has been in use for a few weeks to a few months. Also if the home needs renovations there’s a possibility that you could encounter electrical and plumbing issues.
Here are a few inspections to consider:
     • Electrical Inspection
    • Plumbing Inspection
    • Roofing Inspection
    • Asbestos Inspection
    • HVAC Inspection
LOOK BEYOND THE PAINT. Some homes’ interior paint may not be the most flattering or, depending on the color, may make the room appear smaller. Don’t let the paint deter you from buying a potential dream home. That’s an easy fix.
FLOOR PLAN. Think about your design style and how the floor plan meets your essential needs. Consider the spacing for furniture and functionality.
COSMETIC COST. If the house needs renovation or there’s some things you would like to change aesthetically, consider the project cost. The cost of floors, cabinets, countertops, lighting, window treatment, etc. vary in price according to the materials. Set a realistic budget.

    Blending Interior Design Styles

    P A T T E R N S. P R I N T S.

Patterns add energy to a room. Prints allude an attitude. So, what’s your design personality? Need tips? Say less.
    1. Use different scales of pattens; however find a nice balance. Too many patterns can be overwhelming. Use a large pattern as your foundation (wallpaper, furniture, etc.) and build around that. Integrate medium and smaller patterns in your smaller pieces of decor (pillow, throw, tray, books, candles, etc.)
    2. Use colors that are in the same family or that compliment each other. Again, just as too many patterns can be overwhelming so can too many colors. Here’s a helpful hint: use the 60-30-10 rule- 60% of the room should be a dominant color, 30% of the room should be a secondary color or texture, and 10% of the room should be and accent.
    3. A print is a design that has already been printed onto a material. Some commonly used prints are animal and geometric. Be careful in how you blend the prints with a pattern. When deciding, choose colors within the print that best compliments the pattern. Keep your use of prints to a minimum when mixing with patterns.

    Blending Interior Design Styles

    I N D U S T R I A L. T R A D I T I O N A L.

Industrial interior design refers to the aesthetic features from old factories. This particular design is characterized by exposed pipes and bricks. Industrial style is most commonly found in lofts and flats.

Traditional interior design, aesthetically, refers to comfort and warmth. The traditional style evolved around the 18th and 19th century; which is why the decor features antiques, elegance, and classics.
So how do you blend these two styles?
    1. If your homes is built with exposed brick and pipes (as pictured below) you’ve already achieved the industrial look. Add modern, traditional furniture. Allow the pillows to have rich colors and neutrals. Find throws that are chunky, tweed, knitted, or fleece. Incorporate decor that’s both traditional and industrial. For example: wooden accent table, metal tray, stacked books topped with a wiry, pipe like type of accessory. Allow the wall art and/or rug to have elements of lines to bridge the concept of industrial and traditional.
    2. If you have a traditionally built home then you should incorporate more industrial decor to achieve this style. Install or buy light fixtures that have the exposed bulb and exposed wire. Allow your small accent tables’ material to be metal or steel. As aforementioned, incorporate wall art and rugs that emphasize lines.

    Blending Interior Design Styles

Who says you can’t blend interior design styles?

Well, I’m here for it! This will be a blog series on styles that I would blend for a modern look.

    R U S T I C. C H I C

Rustic decor showcases natural materials such as wood, stone, clay etc. This style embraces naturally inspired textures as you would see in farmhouse decor. Rustic color palette are typically neutral.
Chic decor is elegant and fashionable. This design style is very trendy and modern. So how do you blend the two?

    1. Select statement pieces that are wooden or stone: natural wooden table, console, wooden barn sliding door, chairs etc.
    2. Select neutral color furniture or wall paint. When blending styles there should be a nice flow of color, textures, and decor. There should be a nice balance; if the furniture has color then select a neutral wall and vice versa.
    3. Allow the finishings to be chic; brass and gold knobs, fur throw, modern accent chairs, pendant lights or chandelier.
    4. Add a few decorative wooden boxes to a corner or hang an unfinished wooden clock. Add a stone tray to a table or branches to an arrangement.
    5. Curtains. If the room is mostly rustic with a touch of chic, then I would definitely go with chic curtains. If the room has more accents of chic, then tone it down with rustic curtains.

    Window Treatment Tips

The curtain rod doesn’t have to be placed right over the window. You can raise the rod to the ceiling or a few inches below the ceiling to give the illusion of longer walls.

If you want to conceal the actual length of the window behind your new lengthy curtains you can invest in a Roman shade. Purchasing a Roman is not necessary but if the gap bothers you then this is a suggestion.

No one wants ‘ankle beater’ panels right? When hanging your panels consider the length to the floor. Base boards shouldn’t be exposed. Your panels should rest a few inches on the the floor creating puddles or sweep the floor. This will create a custom beautiful look for your window treatment.

4 Tips to Make Your Room Appear Larger

Open your room with light colors. Darker colors give the room a sense of being closed. Select colors like white, ivory, pale gray. Sherwin Williams has a pale pallet with a range of light colors to pull off this effect.

De clutter. Get rid of items in your room that are no longer useful or out dated. You’d be amazed with your room transformation by simply throwing things away. Also huge pieces of furniture in a small room can get a bit overwhelming. Think about repurposing that furniture or simply downsize.

Now that you’ve gotten rid of unnecessary items, it’s time to REARRANGE YOUR FURNITURE. The key to this is: create open space. There should be a clear walkway to the room. Couches and/or love seats should not extend past a wall. With the right length of curtains, the window elongates the room. Remember, every space in the room doesn’t have to filled with something. Less is more, unless you’re going for a maximalist look.

Believe it or not, but mirrors can also give the illusion of a bigger room. It’s gives the room depth. Place your mirror in a great focal point and you’re on your way to a larger looking room.
